Florida Real Estate License Course Online

The 63-hour Sales Associate Pre-License course is the mandatory educational requirement set by the Florida Real Estate Commission (FREC) for anyone who wants to become a licensed real estate agent in Florida.

This course is your first step in the licensing process. It is designed to teach you the foundational knowledge you need for the industry and to pass the state exam.

No, Florida residency is not required to take the course or obtain a license. However, you must have a U.S. Social Security number to apply with the state.

Our 63-hour course covers the complete curriculum mandated by the Florida Real Estate Commission (FREC), known as FREC Course I. It is designed to give you a comprehensive understanding of the laws, principles, and practices you will need to pass the state exam and begin your career.

The course is broken down into 19 key sections:

4. Brokerage Relationships & Ethics: Understanding your duties to clients (Transaction Broker, Single Agent, etc.) and practicing ethically.

5. Real Estate Brokerage Operations: How a real estate office functions, including advertising and handling escrow accounts.

6. Violations, Penalties, & Procedures: The complaint and disciplinary process.

7. Federal & State Housing Laws: In-depth review of Fair Housing, the Americans with Disabilities Act (ADA), and other critical laws.

8. Property Rights: Understanding estates, tenancies, condos, co-ops, and timeshares.

9. Titles, Deeds, & Ownership Restrictions: How legal title is held, transferred, and restricted.

10. Legal Descriptions: How to legally identify a parcel of land.

11. Real Estate Contracts: The essential elements of a valid contract, plus sales and listing agreements.

12. Residential Mortgages: The process of financing a home and understanding mortgage instruments.

13. Types of Mortgages & Financing: A review of conventional, FHA, VA, and other financing methods.

14. Real Estate Computations & Closing: The real estate math you'll need, including prorations and closing statement calculations.

15. The Real Estate Market & Analysis: Understanding supply, demand, and market conditions.

Our course final exam is a 100-question test you take at the end of our 63-hour program. You must pass it to receive your course completion certificate.

The state exam is a separate, 100-question test (3.5-hour time limit) administered by Pearson VUE after your state application is approved. You must pass the state exam with a 75% or higher to be issued your license.

Yes. Our 63-hour Sales Associate Pre-License course is fully approved by the Florida Real Estate Commission (FREC).

Your course completion certificate is valid for two years from the date you pass the course exam. You must apply and pass the state exam within this two-year window.

After you pass our 63-hour course, there are 4 main steps:

1. Apply: Submit your fingerprints for a background check and apply for your license with the Florida Department of Business and Professional Regulation (DBPR).

2. Schedule: Once the DBPR approves your application, you will get an authorization email to schedule your state exam with the testing vendor, Pearson VUE.

3. Pass: Take and pass the official 100-question state exam with a score of 75% or higher.

4. Activate: Your license is issued as "inactive." To activate it, you must be hired by a licensed real estate broker.

Important: You must also complete a separate 45-hour Post-Licensing course before your first license renewal.
